- Visit the site on a regular basis to monitor, confirm and review the progress of the Works.
- Construction manger on site a minimum of .... days per week for half/full day or more if necessary due to scope of works under progress.
- Project Manager to be on site a minimum of .... day per week for half/full day or more if necessary due to scope of works under progress.
- Liaise with Architect, Contractors Site Foreman and/or Representative(s) including those of any Nominated Sub-Contractors.
- Ensure that each Stage of the Works is carried out correctly and in the proper order.
- Ensure that the Workmanship is being carried out to Best Trade Practices.
- Ensure that the Specified Materials are being used and in the correct manner for the purposes they were designed or specified.
- Have the Clients and/or Architects authority to halt the Works in full or in part should the workmanship or construction processes be deemed unsatisfactory. This authority to been known and established between the Client and Contractor prior to signing of any Contract. The Construction Manager shall notify the Client and/or the Architect prior to implementation.
- Have the Clients and/or Architects authority to instruct the Main Contractor and/or sub-contractors and/or Nominated Contractors to demolish, remove and otherwise replace any materials or works deemed unsatisfactory. If at all possible and if time permits, the Construction Manager shall notify the Client and/or the Architect prior to implementation. If not, then notification shall take place at the earliest convenient time post site instruction.
- All such instructions identified in Clauses 1.6 and 1.7 above shall be confirmed by written site instruction and these shall be copied to the Architect no less than 3 days following issuance of same to the Main Contractor.
- To call and conduct weekly site meetings with the Contractor, Architect, Local Consultants and Specialist Trades to review Progress, the previous weeks achievements and the program for the following period. Establish material/ labour/subcontractor requirements also for the following period.
- Prepare a weekly report and distribute copies to the Architect and Client of what was discussed and agreed between all Parties.
The report shall identify and address the following subjects :- Progress
- Program
- Progress Claims/Payments
- Outstanding Information
- Obtain and send photographic records weekly (or more often if required) to the Architect and/or Client.
- To undertake a valuation of the works in progress in accordance with the Main Contractors Payment schedule and to evaluate the Main Contractors payment claims as and when submitted. These valuations along with the Claims for payment are to be submitted to the Architect for Certification of payment by the Client to the Main Contractor.
- To evaluate claims by the Main Contractor for variations to the Contract Sum as and when submitted by the Main Contactor. Such evaluations, accompanied by a recommendation as to the veracity and accuracy of the claim, are to be submitted to the Architect within 3 working days of receipt by the Construction Manager.
- To act on behalf of the Client and/or Architect regarding the signing off of progressive sections of the completed works.
- To inspect and certify Substantial Completion and then Final completion of the Works.
- To inspect the completed works, prepare and submit a Defects report including a list of defective works, corrective actions, and a schedule of rectification periods
- Manage the progress in rectification of the defects.
- Collect as-built drawings and submittals of the entire project that are generated by the contractors. As-built submittal shall include any and all modifications incorporated into the project through change orders and field orders.
- Collect operation and maintenance manuals of all of the scope of works including all testing and commissioning data.
- Prepare and issue a certificate of practical completion.
- To re-inspect theĀ works during and at the expiry of the Defects Liability Period and issue a report at the expiry of the Defects Liability period to confirm that these Items are completed before Final Payment is made.
- The Construction Manager shall be responsible for attendance on site at all material times when works critical to the safe and proper construction of the project are being undertaken by the Main Contractor in accordance with Standard Practices.
